How We Work

Please note the sequencing and application of the stages below will vary according to the type and size of the project. For example, a straightforward Renovations project will not always need planning, building regulations, party walls or build. Therefore, we will only follow stages that are relevant to each project.

The Beginning

Before commencing any work or a project, there is number of preliminary checks that need to be covered such as any requirements for Planning Permission and Building Regulations. At this stage our team of professional are to hand to advise, design, project manage to your need.

Site Visit

A full site visit will be carried out and depending on the scale of your project and requirements either a work package will be provided by our Quantitative Surveyor or a CAD drawing within a week of the visit.

Design

Our design team will work with you to create a design that is bespoke to you and subject to the scale of your project this can take up to two weeks with as many face-to-face meetings required. We will also ensure this is within your budget.

Approval

Once you have approved the work package/ design, these will be submitted to the relevant people. For build and construction projects, we will liaise with the relevant authorities such as Planning Permission and Building Control ensuring everything is moving smoothly. Again subject to the scale of your project, this can take up to eight weeks or more.

The Quote

Once you have approved the work package and signed off the design, we will price your job. However, at this stage, nothing will be a surprise to you because by now you would already have an idea of how much the project is likely to cost you. Where relevant we will work with Quantitative Surveyors to ensure correct pricing for you.

Contract And Deposite

Once you approve the quote and give us the go-ahead, we will draft a contract (depending on the size and scale of the project) and provide details of the payment schedule.

Project Management Tools

At this stage, we will provide you with a project plan, which will contain details of the tasks, key milestones and the date/week the activities will be completed.

We will also agree with you how often and when to provide an update either on a weekly or a fortnightly basis, to show progress and sign off for next stage of work. With the Progress Update Dashboard, you will have a clear understanding of tasks that are on track, completed and any that are overdue with an explanation. Along with the Project Plan, you will also receive a Risk and Issue Log that we will continuously monitor and track for you. Other documents you can expect to receive from us are the Change Request form and the Snagging List.

Commencing The Work/Build

We will start the build or the renovation as soon as we have the go-ahead from all the authorities including sign off for any party wall.

Commencement

During the Work/Build, we will ensure that all the health and safety are adhered to. We will further liaise with the relevant suppliers/authorities to ensure the smooth running of your project.

Collection

Where possible we will collect materials on behalf of our clients without any extra charge. We want to take the pressure off our clients. Therefore, we are happy to take the load on us.

The Finishing

Leading up to the finishing stage, you would have had several opportunities to continuously view the work and its progress as well had input into anything you would like to change. By then we are confident you will be satisfied with the work that has been carried out.

Snagging

During the finishing, we will capture any obvious snagging and give you a further opportunity to capture any during the retention period.

The Completion

Once the project is completed, we will carry out a complete inspection with you and sign off the project.

At this point, we will explain instructions for any fitted equipment’s for example how to operate the underfloor heating. Also depending on the size of your project we will discuss and agree any retention period for payments and snagging.
